Regulation Compliance

 We need your property to follow certain rules. So, we will contribute towards any initial updates needed to make sure it meets all the necessary standards, up to the amounts listed below: 


- 2 Bed House (£650) / 2 Bed Apartment (£450)

- 3 Bed House (£750) / 3 Bed Apartment (£550)

- 4 Bed House (£850) / 4 Bed apartment (£650)

- 5 Bed House (£950)

- 6 Bed House (£1,150) 

Stress-Free

You get your rent, and we only call when absolutely necessary.

What's the Catch?

You will always receive full openness from us.


We simply ask for the following.......

A Small Discount

We offer guaranteed payments, so we politely ask for a 10 - 20% discount on the monthly rent. 

Initial Set Up

 We need your help to set up. We ask you to provide the below information / equipment;

 
- PAT test certificates for all electrical equipment

- Electrical Safety certificate every 12 months 

- A gas safe engineer boiler service certificate every 12 months

- Curtain rails and curtains

- Pillows and duvets for each room (bed sizes differ per property)

- Microwave, Kettle and Fridge Freezer, Cutlery, Cooking Utensils, and more...

Fire Safety

 We want everybody to be safe. We therefore ask you to set the property up to specific fire regulations. This includes; 


- Replacing all internal doors with fire doors 

- Installing mains or battery operated linked alarms to every room (apart from the bathroom and kitchen)

- Installing a linked heat alarm in the kitchen

- Installing a CO alarm where gas boilers or log fires are present

- Replacing external lock mechanisms with interior turn locks

- Installing an accessible fire safety blanket

- Displaying fire safety information in the hallway (copies provided by us)

- Installing emergency torches to all bedrooms, hallways and landings 

- Hiring an accredited Fire Risk Assessor to complete a Fire Risk Assessment every 12 months and providing a copy of the report 


We will provide information to you for all of the above set up and fire safety requests.

Mortgage Requirements and Insurance

It's important to us that we cross all the T's and dot all of the I's.


We ask you to please check with your mortgage provider to make sure that you can rent out your property for short-term periods, and that you please confirm this to us in writing. 


We also ask that you insure the building provide us with a copy of that insurance.
